The relationship between the town of Cooma and the Snowy Mountains Scheme is integral to the development of the area. If you are a potential property purchaser in this area, you will be amazed at the history of this massive development. It is well worth a visit to the Snowy Mountains Scheme Information Centre in Cooma to gain an insight into the amazing story behind the biggest civil engineering project ever undertaken in Australia.

The Snowy Mountains Hydro-electric Scheme is one of the most complex integrated water and hydro-electric power schemes in the world, collecting and storing water that would normally flow eastward to the coast. The water is diverted through trans-mountain tunnels and power stations and released into the Murray and Murrumbidgee Rivers for irrigation.

More than 100,000 people from about 30 countries were employed in the region on a project that lasted from 1949 until 1974. Two thirds of the workers were from overseas, many were migrants escaping the horror of war-torn Europe to begin a new life in a new land. For the workers it was hard work but their children enjoyed the lifestyle with bushwalking, yabby-catching and horse riding in summer and in the winter, snowball fights, skiing and tobogganing. Those moving to the area now will also enjoy this lifestyle and may consider a career with the current Snowy- Hydro, who have a comprehensive new recruit support program and provide relocation support.

Seven regional townships and over 100 temporary camps were established throughout the Snowy Mountains to service the workers and their families. Cooma changed from a quiet farming town to a cosmopolitan centre with nightclubs, hotels, and delicatessens with new and exotic foods. The Snowy Mountains Scheme is not just a great feat of engineering; it is also a great social achievement with its multi-national workforce contributing to the cultural mix we enjoy today. It has also made a significant contribution to the economic development of modern Australia.

Sixteen major dams, seven major power stations (two underground), a pumping station, 145kms of inter-connected trans-mountain tunnels and 80kms of aqueducts were constructed. Even before the Scheme was completed, it was named as one of the civil engineering wonders of the modern world.

Today, Snowy Hydro continues to play a vital role in the growth and the development of Australia’s national economy, by diverting water that underwrites over $3 billion in agricultural produce and by generating clean renewable energy, providing about 40% of all renewable energy that is available to the eastern mainland grid of Australia.

If you are selling your property in Cooma or have just purchased a new home in Cooma now is the time for an upgrade to give your home a fresh, modern look . A good upgrade will help create a good first impression and first impressions are so important when selling. Here are a few simple design tips to help you achieve your desired look.

Upgrading the bathroom, the smallest but essential room in the house, will immediately modernise your property. Quality materials and fittings will give you the most effective upgrade. Consider tiles, stone and marble. The large selection available of these wonderful options will help you to get the exact look you desire and create impact. Sturdy materials like ceramic and stone are best for fittings, like basins. Good ventilation and lighting are essential for a good finish to your bathroom.

Identify ‘One Visual Star’ in each room. This basic rule of decorating will help you achieve a designer look. You may identify the wallpaper, a piece of furniture or a painting as the star. Once you have identified the star, all the other items within the space should complement it. When you introduce colours they should be the same colour as in the star, but a softer tone to avoid clashing. Once your star is identified, design the other elements of the room around it.

Create a fresh, modern look by being on trend with colour, incorporating the 2013 trends into your colour scheme. Grey is the new on trend neutral, a soft grey, even moving towards a mauve tint. Black and white has been popular through 2012 and looks set to continue. Be sure to include bold colours, the latest trend, particularly in cushions, wallpaper, furnishings and rugs. Add a new coat of paint in a trending colour to lift a space immediately.

The current trend in interiors is lots of accessories to create a luxe look. You can have fun with this, creating a great designer look with minimal effort by adding pieces like a new lamp, mirrors, rug, vases, bowls, cushions and even tea light candles. Coordinate your accessories and colour scheme, using your visual star.

To create interest, carefully place a classic piece of furniture, a beautifully designed yet practical desk in the study, bedroom or living space for maximum effect. Use a desk made of wood, which will look better as it ages, or one of glass and metal, which will stay on trend. Make a showpiece on an empty wall with the addition of a floor to ceiling bookcase. With the addition to your book collection of photos, objects d’art and ornaments you can create interest and personality.

Cooma, the gateway to the Snowy Mountains and alpine ski resorts, experiences a tourist influx during winter. Byron Bay experienced this to the extreme on New Year’s Eve. As reported on January 5th in the Sydney Morning Herald up to 20,000 people flocked to Byron for New Year’s Eve and generated 15 plus tonnes of rubbish. In the article by Saffron Howden she reported that the Mayor of Byron shire said “We literally had thousands of people parking in their cars, sleeping in their cars in suburban areas. For a lot of residents we lost our town that night”.
As a result, the idea of a bed tax was proposed by the local Government Minister, Don Page. He saw this as a potential solution to the problem of stretched public resources in holiday villages like Byron Bay but according to the Premier’s spokesman this has been ruled out. The Sydney Morning Herald reported further that Mr. Andrew Jeffries, the general manager of the Tourism Industry Council NSW, said the industry wouldn’t support a bed tax. He did say, however, that a visitor economy rate levied more broadly across businesses in each affected council area and funnelled into a dedicated fund administered by local businesses and stakeholders would be acceptable.
Cooma is the largest town in the Snowy Mountains and has a steady flow of visitors to the town in all seasons, winter being the busiest with tourists flocking to the alpine area for the snow sports and the town of Cooma caters to their needs with a range of businesses supporting snow sport activity. The Snowy Mountains Scheme Information Centre gives an insight into the amazing story behind the Snowy Mountains Hydro-Electric Scheme, the biggest civil engineering project ever undertaken in Australia. More than 100,000 people from about 30 countries were employed in the region on a project that lasted from 1949 until 1974.

Christmas is an exciting and stressful time of the year for many. If you are thinking of selling your property you may be hoping Santa will make your wishes come true and give you a quick sale. Some good choices and preparation now will help you achieve that sale and hopefully your Chistmas wish will come true!
Firstly, choose the right Agent, one who knows the area, is a member of an industry body, follows a system, has top level online marketing and is experienced and knowledgeable .The right Agent will be able to advise you correctly on the current market price of your property.
Next, set your selling price at a realistic level. Talk to your Agent and get advice on the current market value of your property and price it right. This is a very effective strategy for getting a sale. Buyers are generally savvy about the market and recognise a realistic price, it tells them you are serious about selling.
Consider offers, you may get offers below your selling price but if you begin negotiations you stand of chance of getting closer to the price you want.
And most importantly, market your property well to reach a wide audience. Online is the way to go these days to reach the largest number of potential purchasers. Look for a Real Estate Agency that has good google rankings for their website, that is one who appears in the top half of the first page when you google real estate for sale Cooma. You also need to have your property on the major real estate portals such as realestate.com.au.
Prepare your property for inspection. First impressions are important and can make the difference to receiving an offer or not. Give your home a good tidy, de-clutter, fresh coat of paint, tidy up the garden and the addition of fresh flowers or a feature ornament is a nice touch.
Fisk & Nagle Cooma tick all the boxes when it comes to choosing the right Agent. Contact your local specialist, the Fisk & Nagle Cooma Sales Team, to discuss your property and for a free appraisal on 026452 4043.

Have you given up on selling your property pre-Christmas? Well think again, Santa may have a surprise for you this year. Looking at auctions and sold prior to auction transactions in Sydney last week gives hope to vendors with a property for sale in Cooma desiring a sale before Christmas. The strong weekend auction clearance rate in Sydney of 61.7 per cent recorded by Australian Property Monitors on Saturday – the biggest auction day since March – took many by surprise. Stephen Nicholls, Property Editor of Domain.com.au commented that the interest rate cut from the RBA last Tuesday may have influenced buyers, giving them the prospect of having more money to spend. It was noted by Mr Nicholls that 28.8 per cent of the auction sales reported to APM happened before auction day.
He also commented that Teresa Natoli, of Ray White Surry Hills, may be onto the main reason when she said “I think people want to get their stuff sorted before the end of the year”, Matt Lahood, the director of sales for McGrath Estate Agents, said the big jump in sold prior to auction transactions was reflective of the time of the year.”From a buyer perspective, it allows a purchaser to get set before Christmas and in some cases even move in”, which seems to confirm Ms.Natoli’s opinion.
If you are the vendor it can be beneficial to have your property sale settledpre-Christmas , giving you the opportunity to relax and enjoy your holiday in peace. With Christmas activities taking centre stage it is also easier for the new purchaser to have the transaction done and dusted, enjoy Christmas, thenmove in during the holidays, with time to spare.
As a vendor you may be more open to offers at this time of the year; purchasers should always make their first offer their best offer to move the sale along, and it is advisable to seek finance prior to making an offer. As banks are busy pre-Christmas time is of the essence.

Purchasing An Investment Property Cooma, N.S.W.

Now is a good time to purchase an investment property with interest rates once again lowered. The town of Cooma in New South Wales currently presents a favourable opportunity to purchase houses at very competitive prices whilst there is also a strong demand for rental property.

Set amongst the rolling Monaro plains, with snow-covered peaks in the distance, Cooma is the largest town in the Snowy Mountains and gateway to the State’s alpine area. A thriving town, feeding the needs of the popular alpine skiing resorts, Cooma could be the opportunity you have been looking for. If you purchase a better quality 3 bedroom home with a garage you will experience much higher occupancy rates, as there is a shortage of this type of rental property in the area.

The towns on the outskirts of Cooma also represent a niche opportunity for investment properties, as there is a demand for properties in picturesque areas such as Berridale, Dalgety, Adaminaby and Delegate, particularly with some acreage for horses. Many vendors have purchased property for their eventual retirement in this area, letting it in the interim to earn an income or cover the mortgage.

When considering the purchase of an investment property you need to assess the probable income and expenditure. On the expenses side take into account council rates and repairs and maintenance but keep in mind that expenses are tax deductible. The location of the property, size, its age and general presentation will influence the amount of rent you can expect and good promotion will affect occupation rates. Fisk & Nagle offer a professional property management service and will promote and manage your investment property for you. For a thorough analysis of the expected income and expenditure on the property see a qualified Accountant.

There is currently a good stock of investment properties in Cooma. Call the Fisk & Nagle Cooma Sales Team about suitable investment properties in the area on 026452 4043.

If you are considering selling your home or investment then act now, spring and summer are ideal seasons to put your Cooma property onto the Real Estate market. Spring is an all round great time to capture your Cooma property at its best.

At Fisk & Nagle First Choice Cooma, we see an increase in buyer interest in the Spring & Summer months. It is proven that new properties gain the most interest in their first few weeks of advertising, if the external photo of your Cooma property is showing a well kept, green garden, this will appeal to many buyers and you should see an increase in enquiry and inspections.
