2017 is a year of new possibilities, perhaps selling your home or investment property is part of unlocking that potential.
Fisk & Nagle will help you get there but what can you do before we list your property that will attract buyers and delivery a good price?
There’s lots you can do, don’t be over whelmed by it just do what you can, or bring in a cleaner or handyman to get the job done for you.
Start at the front gate with an ‘inspection’ of your property inside and out.
Put yourself in the shoes of a potential buyer and see what catches your eye or what questions come to mind.
Inspect walls and floors for damage, check for plumbing leaks and dripping taps, make sure your windows don’t have broken seals or flyscreens, look for any signs of insects or rodents.
Clear out clutter and remove items you don’t regularly use. If the bin, charity shop or garage sale aren’t decluttering options than consider a temporary storage facility for bulky pieces of furniture, out of season clothing and any items you don’t need. You will also be thankful you did this work come moving day!
Give buyers a blank canvas to work with, paint over those big bold colours that you love with clean neutral colours in a matt finish. Let the buyer imagine places where they can quickly add their own personality. Don’t forget to repair any nail holes or damage before painting.
Get on top of unfinished projects and DIY jobs.
Any flooring that is stained, damaged or worn should be cleaned, repaired or replaced.
Light fixtures, bathroom mirrors, taps, shower heads, cabinet, drawer and benchtop hardware can all be replaced cheaply and easily and makes a huge difference to the visual appeal.
First impressions count, so make sure your entry is welcoming and draws people through the rest of your property. Paint the front door if needed, remove broken door bells and house numbers, replace the flywire in the screen door, keep decorations to a minimum and declutter the entrance area.
And finally speak with a Fisk & Nagle agent, get them to have a look and be open to their advice and critical eye, let their experience give you the edge.
